Welcome to Ask Bob! at bobwilgus.com. I have been originating mortgages for over twelve years through American Home Mortgage, Inc. My services have been provided by "referral only". I specialize in all forms of residential mortgages, however, the vast majority of my customers are "type cast" as having superior credit, high income, low debt-to-income ratio, multi-mortgage, successful and sophisticated in investments of all types.  Many of my loans are "lender funded" by choice.  The majority of the mortgages I have originated are located in Georgia and Florida (however, I have provided mortgages for several of my clients in Kentucky, Tennessee and South Carolina).  I like challenges and enjoy creative solutions to problems, however, most of my mortgages can be characterized as "plain vanilla" and "slam dunks".  I usually have customer relationships for many years, sometimes providing services for parents, grandparents and children and relatives of the same family over time. I am criticized for being too informative and meticulous.  I have been called a "bean counter" and I watch your money as if it were my own. I try to "over-service" my customers. My personal goal is customer satisfaction and I achieve this by placing their benefit over my income or production.  I enjoy working with people.  Call me for a mortgage, interest rate quote or ask me for my advise for your particular financial needs.  I am easily accessible and I always return your phone calls.

 

Although I work for the oldest privately held mortgage broker in the Atlanta area, I am here to promote only myself and not the company that I work for.  The company (American Home Mortgage, Inc.) has the unique position of being a mortgage broker as well as being a mortgage banker.  What that means to my customer is that I can "broker" their loan to any of ninety different lenders (in order to get the best mortgage interest rate available) and yet, I can deliver their mortgage at the closing table with American Home Mortgage's funds (thereby eliminating the wait for and sometimes delay in funding that occurs at many closing tables).  If you have ever experienced having to wait at a closing attorney's office for "wired funds" or "the check" to finally arrive, then you can appreciate the use of our own money at the table.  As a Correspondent Lender (we are delegated to underwrite almost all of our loans without having to send them either to "contract underwriting" or to the lender's corporate office underwriters), I have the capability of having the mortgage loan "approved" in hours (instead of days, which is normally the case for many typical mortgage brokers).  The fact that American Home Mortgage, Inc. has existed for over twenty-six years is evidence that we are not some "Johnnie-come-lately" mortgage company that appears when rates are down (and the business is easy) only to "close doors" when rates go back up and the phones have stopped "ringing off the hook".  We (at American Home Mortgage, Inc.) have stood the "test of time" and we will be there if you ever have a question or need us in the future. I like the words: constant, reliable, steadfast. ethical and accountable.  I guess it is because those are words that I hear almost daily around my office. The average tenure for most employees at American Home Mortgage is over ten years (people rarely leave because they enjoy working there), but then again, I am not trying to promote my company.
